About this house sitting position in Manchester

We are looking for a professional or retired single person/couple to look after our home for 6 months.
The house sitting period is March 2018-August 2018.
This is a quiet end of Avenue house with no through traffic and friendly, considerate neighbours.
It is a bright sunshine semi with small front garden, private drive for up to 2 cars and a small back garden with a patio area.
We have the fastest broad package available in the UK- BT infinity.
Nearest bus and tram stop are 3 minutes walk away.
15 minute tram ride to Manchester city centre
5 minute drive to junction 19 of the M60.
Large supermarkets within 20 minute walk
The house has:
1 large living- dining room
1 x galley kitchen
1 x bathroom, with bath tub and integral shower unit
1 x master bed room, chest of drawers and wardrobe
1 x smaller double with futon
1 x single room which is being used for storage.

There is a front and back garden that will need light maintenance, cutting the grass and pruning. We have a group of regular garden birds who will require feeding. We consider these to be our treasured pets.
We have a few requirements of our house sitter:
No smoking
No pets
No children
We would require 2 references and a CRB check.
Regular house cleaning during your stay.
We would have a preference for someone who has experience in house sitting.
As this is a prolonged house sit for 6 months, we would require the house sitter to pay bills for this period. This would include, council tax, TV licence, broad band, land line, water, gas and electricity. Based on our usage this is in the region of £350 pcm.
